Failure to follow the house rules may result in eviction from the property by private security. • Parties & Guests No parties are permitted under any circumstance. • Waste / Rubbish (Important) 1. All rubbish must be placed in black bin liners located under the kitchen sink. 2. Rubbish bags must be placed outside between 8:00 pm and 7:00 am on Monday–Friday and Sunday only. Please follow the check-in instructions for full details. 3. Do not place rubbish out on Saturdays. 4. Any bags left outside after 7:00 am or placed out on Saturdays may result in a penalty notice of up to £2,500. • Luggage & Walls Please be careful when carrying luggage upstairs. Do not scrape or scuff the walls. The property is inspected after every stay, and any damage may result in a charge for repainting. • Keys For security reasons, we provide one set of keys only. If keys are lost: • A £200 charge will apply for replacement of the keys and backup set. • Depending on the situation, lock replacement may be required at a cost of up to £1,000. A spare set of keys is kept in a secure location for emergencies only. Access to these keys is available between 7:00 am and 11:00 pm. If keys are lost after 11:00 pm, you will need to arrange alternative accommodation until access is available at 7:00 am. All associated charges will still apply. • Late Check-Out Check-out time is 10:00 am. Late check-out will incur a £100 fee for every additional 30 minutes beyond this time. • Drugs Policy We have a zero-tolerance policy for drugs. If drugs are found or used on the property, you will be removed immediately, no refund will be issued for remaining nights, and a £1,000 fine will apply. • Rule Violations We reserve the right to use private security to remove guests who violate house rules or remain on the property past the check-out time.
